I attended the Together Jeffco Community Open House at the beginning of March. Together Jeffco is the county’s planning efforts for how to spend money on transportation, trails, and other projects.

Updating Land Use Recommendations
The Unified Land Use Code (ULUC) plan has the most impact on Pleasant View, since the county is seeking feedback on how to categorize the South Golden corrider and Camp George West.
Jefferson County currently has multiple documents and many inefficient land use recommendations. The county wants to streamline this into one Unified Land Use Code to improve efficiency for staff, residents, and applicants. These regulations are important because they are the primary regulations for development in unincorporated parts of the county like Pleasant View.
According to the county, many of the land use recommendations are unnecessarily specific and not actually helpful in guiding land use. For example, there is nearly no difference between the shades of orange in the below picture (3 dwelling units per acre versus 3.5 dwelling units per acre).
The new list of land use recommendations has better defined categories. Pleasant View would be under the new “Suburban Residential” category of land use.
The county defines Suburban Residential as: “Walkable neighborhoods with a mix of detached and attached residential units and accessory dwelling units built on a highly connected street pattern and interspersed with schools, public facilities. 3-7 dwelling units per acre.”
Land use recommendations are different than zoning categories. Land use is a recommended use for the area and guides how the county plans future development. But zoning codes are more specific rules for what you can actually build. I don’t have a great grasp on this admittedly but that’s how the county employee at the open house explained it to me.
The County is specifically looking for community feedback on how to zone many areas of Pleasant View. On the screenshot below, the areas with diagonal gold lines are what the county is interested in specifically re-zoning. This the South Golden corrider and Camp George West:

The county provided the same opportunity to comment in person at the open house. Most people had voted to change the zoning to Neighborhood Mixed Use or Urban Residential. One person voted to keep it as Light Industrial.
There are many other parts of Together Jeffco, like trail and transportation investments. I only had about 20 minutes to go through all the stations for the open house, so I focused on the ones most important for Pleasant View.
